Next month, AAOM is pleased to host John VanSanten as a “virtual” guest during our 2013 Great Minds Symposium. John is a seasoned expert in real estate valuations with more than 20 years of experience. His background includes valuations of all types of commercial and special use properties. He has prepared and reviewed valuation and feasibility studies throughout the United State, and has been qualified as an expert witness and has testified numerous times in federal, state, and local jurisdictions. Not long ago, AAOM spoke to John.–Rick Sherrin
John, would you please describe your current role in real estate valuation? I’m Managing Director and Real Estate Practice Leader for Stout Risius Ross (SRR), based in Chicago. I’ve been a Real Estate Appraiser for more than 20 years. I’ve always had an interest in Real Estate, and I like the economic/financial analysis that goes into preparing a good real estate appraisal.
What is your main professional interest, passion or expertise? I have a particular interest in Healthcare Properties, including Hospitals, nursing homes, etc. I also work on a lot of Litigation Matters where Expert Testimony is required.
What is (or should be) the single most important quality of a credible property assessor or appraiser? Understanding what creates value. It’s a simple answer, but there is a lot that goes into it – and not everyone gets it.
What is the most frequent flaw encountered in appraisal practice? Reliance upon unverified or incorrect market data.
What message are you enthusiastic to share with the AAOM in April? Winnipeg is a great city. I’ve been to Winnipeg on numerous occasions – usually as a stopover on my way up to Hudson Bay for Goose Hunting Trips. My favorite place to eat in Winnipeg is Hy’s Steakhouse.
Thank you, John.
